Effective September 1, 2015 lawmakers gave property owners a quick and easy estate planning tool which simplifies the process for converting your house from a probate asset to a non-probate asset. This new tool is the Transfer of Death deed. It operates the same as any other conveyance of real estate with one exception…TITLE DOES NOT PASS TO THE GRANTEE UNTIL THE GRANTOR’S DEATH. Yes it is that simple, however you should contact a qualified estate planning attorney (Wills and Trust attorney) to make sure this tool is best for you, as well as to make sure it is created properly.
